One model for the whole building
Pipe Dream Solutions provides MEP BIM modeling services in NYC and beyond. We model the entire plumbing, HVAC, electrical and fire protection package in Autodesk Revit, floor by floor, so the ceilings, shafts and mechanical rooms are worked out on screen before anyone cuts a pipe.
We take contract drawings and turn them into coordinated drawings your foreman can build from. If you are looking at BIM outsourcing because your own team is stretched, we can take the modeling off your plate and hand back files you can open and use.
What we model
Every system that runs through the building:
- Plumbing: sanitary, vent, storm, domestic water, gas and medical gas
- HVAC and mechanical piping: chilled and heating water, steam, refrigerant and condensate
- Ductwork, equipment and mechanical rooms
- Electrical: power, lighting, conduit and cable tray (see electrical BIM)
- Fire protection: sprinkler mains, branch lines, heads and standpipes
One team answers for all of it. You do not get three subs pointing at each other.
LOD 400, detailed to the fitting
Our Revit MEP drafting goes down to LOD 400. That means real fittings, real hangers, real clearances and the equipment you are actually buying, not generic placeholders. The model reflects how the system gets installed, because the people checking it have installed it.
We go through the drawings and specs first and flag what is missing before a single pipe is drawn. Open questions get written down and sent to you, not guessed at.
Built to be coordinated
A model only helps if it works with the other trades. We model to the architectural and structural backgrounds and keep ours current as they change. From there the model feeds our MEP coordination and clash detection, shop drawings and quantity lists, so you do not pay to rebuild the same work twice.

Questions
Do you model full buildings or only plumbing?
Full buildings. We model every floor and every MEP trade: plumbing, HVAC and mechanical piping, ductwork, electrical and fire protection.
What does LOD 400 mean?
LOD 400 is a model detailed enough to fabricate and install from. It includes fittings, supports and the real equipment, not just pipe runs and boxes.
Which software do you use?
Autodesk Revit for modeling, Navisworks for coordination and AutoCAD for drawings.
Can you work from contract drawings only?
Yes. We read the set, flag what is missing, and model from there.
