Reducing Risk. Saving Time. Building Better Projects.
We model and coordinate the entire MEP package — plumbing, HVAC, electrical and fire protection — on every floor, from the cellar slab to the roof dunnage.
Founded by a plumber who came up through the field, Pipe Dream turns contract drawings into models crews can actually install from — so conflicts get solved on screen, not with a saw on site.
Cellar to roof. All of it.
You get one team answering for the ceilings, the shafts and the mechanical rooms — not three subs pointing at each other.
Plumbing
Sanitary, vent, storm, domestic water, gas and medical gas — risers, branches, sleeves and inserts.
HVAC & mechanical
Ductwork, chilled and heating water, steam, refrigerant and condensate, equipment and mechanical rooms.
Fire protection
Sprinkler mains, branch lines and heads, standpipes and fire pump rooms, with fabrication spool sheets.
Electrical
Power and lighting, conduit and cable tray, panels and feeders, fire alarm and low-voltage pathways, coordinated with every other trade.
Plumbing · HVAC · Electrical · Fire protection · Revit · Navisworks · LOD 400 · coordinated with structure & architecture
Fewer surprises once the steel goes up
Tight ceilings, crowded shafts and fast schedules leave no room for guesswork. Here is what a properly coordinated model buys you.
Clashes solved before install
Duct, pipe and sprinkler conflicts get settled in the model, not in a field meeting.
Built the way crews build
Real fittings, real hangers and real clearances — a model your foreman recognizes.
Schedules that hold
Floors released on time because the drawings were ready before the crew was.
Every trade on the same page
One live model, weekly coordination, and minutes that say who owns each open item.
Less rip-out
Install it once. Changes are caught while they are still lines on a screen.
Closeout without the scramble
Shop drawings, sleeve plans and as-builts kept current from the first floor to turnover.
MEP BIM services
Plumbing, HVAC, electrical and fire protection, modeled by people who know what it takes to install them.
BIM Modeling
LOD 400 Revit models of every MEP system in the building, detailed down to the fitting.

How a job runs with us
Read the set
We go through the drawings and specs first and flag what is missing before a single pipe is drawn.
Model it like we’d build it
Your fittings, your hangers, your equipment — not generic placeholders.
Clear the ceiling
Weekly clash runs with every trade until nothing is left open.
Hand it to the field
Approved shops, sleeve plans and quantities, released floor by floor.
I served my country, then learned the trade from the ground up as a plumbing apprentice. That discipline is in every model we build.
That background is the point: every model is checked by someone who knows what it takes to install it.

Questions we hear a lot
Do you model full buildings or only plumbing?
Full buildings. We model every floor and every MEP trade — plumbing, HVAC and mechanical piping, ductwork, electrical and fire protection — and coordinate them with structure and architecture from cellar to roof.
What software do you use?
Autodesk Revit for modeling, Navisworks for clash detection and coordination, and AutoCAD for shop drawings; models are delivered to LOD 400 for installation.
Who do you work for?
General contractors, MEP trade contractors and owners on commercial, residential, healthcare, institutional and infrastructure projects.
Where do you work?
Based in New York City, serving Manhattan, Brooklyn, Queens, the Bronx, Long Island, New Jersey and projects across the United States remotely.
Can you give us quantities from the model?
Yes. Pipe, fittings, sprinkler heads and ductwork by size from the model or straight from the contract drawings, ready for estimating and procurement.
Do you make MEP shop drawings and spool drawings?
Yes. Dimensioned plumbing, HVAC, ductwork and fire sprinkler shop drawings, sleeve and penetration drawings, and spool sheets with pipe and fitting schedules your fabrication shop can cut from.
Can you run BIM coordination for a general contractor or a trade contractor?
Yes. We can lead MEP coordination for a GC or model and coordinate one trade for a subcontractor — weekly clash runs in Navisworks, clash reports, and updated models after every meeting.
What do you deliver?
Revit models (RVT), Navisworks files (NWC/NWD), AutoCAD drawings (DWG) and PDF sheet sets, plus quantity lists in Excel when you need them for estimating or procurement.
Do you only work in New York?
No. We are based in New York City and work on buildings across New York, New Jersey and the rest of the United States, since models and coordination meetings run remotely.
Send us your drawings.
We will show you the risks first.
