AS-BUILTS

As-Built BIM Documentation

We capture field changes as the work happens, so the owner receives a model that matches what was built. As-built BIM documentation, kept current from the first floor to turnover.

A model that matches the building

Every job changes between drawing and install. As-built BIM documentation records what actually went in, so the owner does not get a model that describes a building that was never built.

Pipe Dream Solutions updates the Revit model with the field changes your crews mark up. The result is a set the owner and facilities team can rely on years after the trades have left.

How we keep it current

  • We take field markups, redlines and RFI responses as they come in
  • We update the model as the work proceeds, not in one scramble at the end
  • We check changes against the coordinated model so conflicts do not creep in
  • We close out with a final model that reflects the built condition

Updating as you go is cheaper than reconstructing everything at turnover.

Closeout without the scramble

Closeout is where deferred documentation costs the most. Keeping as-builts current means the turnover package is nearly ready when the last ceiling closes. Shop drawings, sleeve plans and as-builts stay in step from the first floor on.

What the owner receives

  • Revit model (RVT) showing built conditions
  • AutoCAD drawings (DWG) and PDF sheets
  • Navisworks files (NWC/NWD) where required
  • Excel equipment and quantity lists as requested

We build on our own models from MEP BIM modeling and can also update models prepared by others, depending on their condition.

Where we work

We work with general contractors and MEP trade contractors in New York City, Long Island and New Jersey, and remotely across the United States. Field markups can arrive as scans, photos or marked PDFs. See also our coordination and clash detection work, which creates the baseline model we update.
